Tulsa Nissan Expansion – Remodel
Nissan dealership gets new life in Tulsa
Tulsa, OK
“Peak Capability” is a phrase Nissan likes to use, and the new Nissan dealership in Tulsa, Oklahoma will definitely help the business perform at its best.
The $6.3 million, 47,000 SF dealership was an addition and remodel of an existing Nissan lot that was vacant for nearly two years. Along with remodeling the 26,000 SF existing building, Crossland added several important components to the site.
New features included a 2,100 SF new car delivery canopy, a 2,800 SF service drive, and an 11,100 SF office and showroom addition.
The exterior front of the new building was built with 20-foot glass curtain wall and ACM panels. The sides and back feature a combination of ACM panels, EIFS and metal R-panels. The roof is a TPO membrane roof.
The interior showroom features 20-foot ACT ceilings, while the customer lounge space has Rulon Wood ceilings. The offices received 9-foot full frameless glass front walls with flooring being a combination of ceramic tile and carpet. The shop floors are polished concrete.
A unique element of this project was the use of aluminum roof joists from Brazil. This was the first time these particular joists were used in the United States. The main benefit of using these joists was faster procurement time.
Like all remodeling projects, Crossland encountered a variety of challenges on this project. Several unforeseen conditions arose during construction, which required realtime pivots and design tweaks in cooperation with the owner, architects, and engineers.
Another challenge was the poor condition of the subgrade under the existing parking lot. More than 200,000 SF of the parking lot had to be milled, and more than 63,000 SF of that had unsuitable subgrade beneath it. Crossland removed and replaced that bad subgrade and put down 63,000 SF of new asphalt.
Despite the steady spring rain, the Crossland team worked their magic and delivered a new Nissan dealership and many new jobs to Tulsa.
