Lenexa Apartment Remediation: Restoring Structural Integrity Without Disrupting Residents

In the construction industry, some projects push teams to their limits, testing their skills and problem-solving abilities. The Domain City Center Apartments in Lenexa, Kansas was one of those projects. This $12.8 million, 140,000-square-foot remediation required removing the building’s exterior skin, repairing rotted structural members, waterproofing, and reinstalling the new exterior—all while keeping the apartment complex nearly 90% occupied.
Project Overview
To ensure the safety and longevity of the structure, the scope included:
• Removing and replacing exterior sheathing, balconies, and structural components.
• Waterproofing the new sheathing per industry standards.
• Installing new exterior finishes, including brick, EIFS (Exterior Insulation and Finish Systems), cast stone panels and caps, James Hardie siding, soffits, canopies, and a clock feature at the main entry.
• Refinishing and repainting the interior-facing walls.
• An STO’s trowel-applied waterproofing was used instead of spraying or rolling it on. This method helped avoid getting waterproofing material on nearby buildings and parked cars while still providing strong protection.
Challenges & Innovative Solutions
Performing major remediation work while ensuring minimal disturbance to tenants was a key challenge. Crossland’s preconstruction planning provided a strategic approach, focusing on efficiency and budget control.
Instead of spending an extra $1.6 million on scaffolding, we took a smarter approach—removing and replacing only the damaged OSB sheathing as needed. By adjusting the budget, we kept the project on track and within cost.
Self-Performance Played a Key Role
Crossland’s self-performance crews kept the project efficient and on schedule. By handling critical tasks in-house, we maintained greater flexibility and control over the process. Our team was responsible for installing doors and windows, replacing damaged sheathing, pouring concrete for balconies, and installing vent covers and decorative elements like lamb’s tongues. This hands-on approach allowed us to quickly adapt to challenges and ensure high-quality workmanship throughout the project.

Despite the complexity of this project and the many obstacles encountered along the way, Crossland’s team adapted, problem-solved, and delivered a successful remediation. By maintaining a strategic approach and hands-on execution, we restored the structural integrity of the Domain City Center Apartments while keeping residents comfortable in their homes.
