In 2023, the Wheatfield Village Apartments added a new slice of luxury living to Topeka, featuring vaulted ceilings, expansive balconies, and designer kitchens.
The 183,000-SF complex combines elegant interior living quarters with a variety of outdoor features, such as a pool, fire pit, and dog park. It also features an 80,000-SF precast parking garage.
Safety and Savings
Having our teams input during the preconstruction phase played a pivotal role in ensuring safety and cost-effectiveness on this $28.7 million project.
Crossland’s proactive approach during this crucial stage uncovered critical issues, such as the lack of fire suppression soffits and potential cost implications of non-code-required expansion joints. With our team’s expertise, we ensured ventilation requirements met code standards without causing disruptions for the end user.
Luxury Living
Exterior finishes on the large apartment complex include Hardie siding, fascia, and trim, with a manufactured stone veneer wainscot in most areas and cast stone caps. There was a strong cedar presence with cedar overhang asphalt roofs, wrapped columns, and trellises in the courtyard.
The courtyard was accented well by the Shunga Creek and the Shunga trail wrapped in Montage Fence. The courtyard included a 9,000 SF pool with a cool deck applied
to most of the courtyard paving. The courtyard has five gas fire features, including two circulars, one linear, two on the second-floor pavilion, and gas grills under the shade structure.
The interior finishes feature eggshell paint, with textured ceilings in the units. The kitchens feature crystal wooden marble 3 CM countertops, custom Sauder casework, and light rail for LED light accents. There are tile bathroom floors with Mincey Marble-clad showers and baths. Bedrooms feature carpet flooring, while the living rooms have LVT flooring.
Each unit also includes unique white oak features, including stairs, waterfall tops, and recessed unit entry features.
Challenge Accepted
This project featured various challenges, particularly architect delays and deficiencies. However, through the thorough pre-construction work, Crossland delivered to the client to ensure the project was built to code affordably.
Our in-house crew gained valuable insights during the construction of the precast parking structure, navigating through both successes and challenges with PCC. Ultimately, the team’s dedication resulted in an outstanding completion of the parking garage.
