In a world of texts and Zoom calls and seemingly digital everything, there is still great value in bringing people together, in person, as a team.
That’s the spirit behind the new City of Norman Development Center in Norman, Oklahoma.
The $6.8 million, 51,000 SF facility houses the city’s utilities, parks and recreation, finance, public works and planning and community development departments. Not only is it a “one-stop shop” for the city’s constituents, the new center brings many of the city’s staff members together in one building.
The city manager said the new center gives staff a chance to “bump into people you might not have ever bumped into before.”
Texture and Beauty
Exterior work on this project included landscaping, changes to the existing front entry, a new ADA sidewalk, and EIFS design that creates an inviting welcome area for the public.
Interior features include many wood elements and unique flooring that together give the center a variety of texture and beauty. Lighting in the main hall was changed to match the exterior lighting patterns.
Crossland’s team also provided the installation of doors, hardware, and any other necessary miscellaneous items.
Pre-Existing Conditions
We successfully completed this project in January 2023 despite facing an extended delay caused by circumstances beyond our control. Due to hurdles discovered halfway through the project, the owner made the decision to temporarily shut it down for nine months. However, during this period, Crossland fostered a close collaboration with both the city and McKinney Architects to strategize and coordinate plans for getting the project back on track.
Additionally, the Covid pandemic introduced material shortages, which posed unique challenges to our team. However, in a proactive manner, Crossland’s team showcased their adaptability and resourcefulness by finding suitable substitutions, adjusting the schedule, and optimizing manpower as necessary. This collaborative effort ensured that we effectively navigated the material shortages and successfully overcame the obstacles encountered along the way.
Forward Together
This project served as a valuable lesson, highlighting the importance of understanding existing conditions thoroughly to avoid future stumbling blocks.
We overcame the challenges with great coordination and communication with the City of Norman and the design team. Crossland is proud to be a part of Norman Forward and look forward to our continued partnership.
