The Gardner School at 9+CO is a 24,000 SF facility remodeled two-story office space that was located inside a six-story parking garage. It’s a project as innovative as the 9+CO community within which it’s housed.
The 9+CO community in Denver is a mix-use, living-learning community that features restaurants, shops, apartment-style housing, and now a new school for children up to five years old.
At just over $4.1 million, The Gardner School features early education academic areas, a playground, a kitchen, a lobby, and office space. The Gardner School at 9+CO will offer educational preschool and early childhood programs for children ages six weeks to five years old.
The center was popular even before completion, with a waitlist of more than 60 families in place before the final nail was hammered in.
Part of its popularity has to do with its unique nature and location, both of which led to unique challenges during construction.
One challenge was the extensive and complex demolition of the existing double T concrete parking structure. Crossland worked in sections due to structural steel delays that delayed the framing, MEP, and flooring. This, in turn, caused delays in some of the high-end finishes. Not to mention, just a few days before turnover, a flood caused significant damage. More than 8,000 SF of finished space had to be demolished and replaced.
Through it all, though, Crossland worked together with project owners, the design team, and subcontractors to respond to each challenge as it arose and was able to deliver the project as quickly as possible.
Crossland Construction not only continued to exceed expectations with their second project for this same client but earned a third contract after delivering a stellar project. Crossland Superintendent Anthony Segura skillfully did an excellent job fostering a relationship that we hope will last for years to come.
